5,267 Complaints Resolved In 10 Months, MahaRERA Vows Faster Relief For Homebuyers

Authority speeds up grievance redressal, ensures first hearings within one to two months

Pune: The Maharashtra Real Estate Regulatory Authority (MahaRERA) has disposed of 5,267 complaints between October 2024 and July 2025, officials confirmed on Monday. They added that all cases filed till July have either received their first hearings or are already scheduled.

Most complaints filed by homebuyers relate to delayed possession, poor construction quality, and non-fulfillment of promised amenities.

Faster hearings, quicker access to justice

For the first time, MahaRERA chairman Manoj Saunik along with members Mahesh Pathak and Ravindra Deshpande have ensured that hearings are fixed within one or two months of complaint registration — a significant improvement compared to earlier delays of several months.

In the same 10-month period, 3,743 fresh complaints were registered. “Homebuyers invest their lifetime’s savings in homes. It is our responsibility to protect their legitimate interests through timely hearings and fair orders,” a senior MahaRERA official said.

Activists welcome move but stress compliance

Homebuyers and activists welcomed the quicker hearings but cautioned that compliance remains the real challenge. “Getting dates faster is positive, but many builders still delay possession or compensation even after orders,” said Abhishek Jadhav, a Pune homebuyer.

An advocate assisting complainants added that while efficiency has improved, enforcement of MahaRERA’s orders must strengthen for real relief to reach buyers.

Preventing disputes from the start

Officials highlighted that preventing disputes is just as crucial as resolving them. Every new project is now subject to a three-step scrutiny — legal, financial, and technical — conducted by independent panels before approval. Projects that fail to meet any of the criteria are rejected outright.

“The aim is not just to clear complaints but to ensure projects are viable from the beginning, so that buyers’ investments remain safe and disputes reduce drastically,” another MahaRERA official said.

Big picture: 30,000+ complaints since 2017

Since its inception in May 2017, MahaRERA has received 30,833 complaints, of which 23,726 have been resolved. About 79% of the complaints were linked to projects launched before the RERA Act came into force.

Of the resolved cases, 23,661 complaints pertained to 3,523 pre-RERA projects, while 6,218 complaints involved 2,269 registered post-RERA projects. Currently, 51,481 projects are registered in Maharashtra, with complaints filed against 5,792 of them.

Complainants who had waited for years expressed cautious optimism. “This should not be just a phase; it should be continuous. Only then will it remain effective,” one homebuyer said after attending his first hearing.
