Maharashtra Launches E-Registration For Property Agreements, Hiranandani Fortune City First To Adopt

Digital System Aims To Cut Red Tape, Boost Transparency And Ease Of Doing Business

In a landmark move to digitise property transactions, the Inspector General of Registration (IGR), Maharashtra, along with the Department of Registration and Stamps, has rolled out an online e-registration system for property agreements.

The initiative, launched this week, eliminates the need for physical visits to Sub-Registrar Offices (SROs) by enabling end-to-end online registration. Hiranandani Fortune City, Panvel, has become the first real estate project in Maharashtra to adopt the platform.

Seamless Online Workflow

The new digital framework allows every step of the registration process to be conducted online, including:

  • Agreement drafting
  • Aadhaar-based e-KYC and biometric verification
  • Payment of stamp duty and registration charges
  • Final registration and issuance of digitally signed agreements

The system is designed to offer speed, transparency and legal sanctity while cutting down on delays, paperwork and administrative hurdles. Each transaction will be digitally tracked and monitored by the IGR office, ensuring greater accountability and trust.

Voices From The Secto

Calling the initiative a “transformative step in citizen-first governance”, IGR Maharashtra said the system would bring faster, secure and hassle-free registration services to homebuyers and developers alike.

Dr. Niranjan Hiranandani, founder and chairperson of the Hiranandani Group, hailed the move as a “defining moment in India’s real estate digitisation journey”.

Technology and transparency are the twin engines of progress. By eliminating outdated manual processes, the government is empowering developers and citizens through convenience, accountability and security,” he said.

The Hiranandani Group worked closely with the IGR office for the pilot rollout and expects the model to be widely adopted across Maharashtra.

Why It Matters

  • For Homebuyers: Enables registration from anywhere, including for NRIs, while reducing dependency on brokers and middlemen.
  • For Developers: Cuts transactional friction, ensures faster approvals, and improves operational efficiency.
  • For Governance: Strengthens transparency, reduces scope for corruption, and aligns with sustainability by eliminating paper-based documentation.

Industry experts believe the system could transform property transactions in Maharashtra, with several major developers already expressing interest in implementation.
