Society Members Pass Majority Resolution; D-HUB Appointed As Project Management Consultant
In a landmark move reflecting growing confidence among Mumbai’s housing societies, Abdullah Tower CHSL in Nayanagar (near Banegar School), Mira Road, has decided to undertake self-redevelopment, marking what could be the first such project in the locality.
At its recent General Body Meeting, a majority resolution was passed authorizing the society to proceed independently, without involving an external builder. The society has appointed D-HUB as its Project Management Consultant (PMC) to oversee the technical, legal, and financial aspects of the redevelopment.
Speaking to members, the managing committee expressed optimism about the decision, stating that the society holds sufficient FSI (Floor Space Index) to execute the project on its own.
“Even if we go solo, we have ample FSI to build our own buildings,” said a committee representative, emphasizing transparency and self-governance in the redevelopment process.
What makes this decision remarkable is that it could change the conversation across Nayanagar. If other neighbouring buildings in the same layout or vicinity come together, the project’s collective feasibility could increase — offering shared amenities, larger open spaces, and better economies of scale. Yet, even in isolation, Abdullah Tower CHSL has shown it possesses enough FSI potential to make its project fully viable.
“Whether we stand alone or collaborate, we’re confident this project will succeed — and maybe even inspire others to take control of their own redevelopment,” added another committee member.
Urban planners say such initiatives reflect a rising wave of housing self-determination in Mumbai, as residents choose transparency, community control, and long-term value over builder-led uncertainty. If this model succeeds, it could redefine redevelopment in the western suburbs.
